What You'll Do:
You will oversee all aspects of the designated property’s daily operations, ensuring safe living conditions for residents and a positive work environment for staff. Additionally, you will be responsible for ensuring that the building and its operations comply with all relevant laws, regulations, funder requirements and maintain an environment of respect and service, while ensuring that tenants abide by the house rules and lease terms.
- Oversee daily operations.
- Ensure compliance with all City, State, Federal and funder regulations.
- Manage tenant certification issues.
- Ensure compliance with LIHTC regulations/certifications as appropriate.
- Supervise Assistant Residence Director(s), Superintendent(s), Administrative Assistant(s).
- Ensure Assistant Residence Director is proficient in Fair Housing and other regulation/policy issues.
- Manage tenant waitlist and ensure compliance with regulations and proper documentation.
- Document review for recertification/move in/move out.
- Manage tenant re-certification process.
- Conduct home visits for potential tenants.
- Conduct tenant meetings.
- Coordinate major repairs with Director, Property Management.
- Manage on-site vendors.
- Ensure timely and proper documentation of procurement of supplies and services.
- ECB, NYFD, DOB, Criminal Court, Civil Court attendance.
- Conflict resolution.
- End of Month reporting.
- Additional responsibilities as might be required.
What You'll Bring to the Organization:
- Knowledge of management policies and procedures, particularly as they pertain to property management.
- Proficiency in Microsoft Office sufficient to generate documents, create and use spreadsheets and manage e-mail and appointments.
- Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, local and state building codes.
- Understanding of building maintenance, fire prevention and liability reduction principles.
- Knowledge of basic office practices, procedures, and equipment.
- Knowledge of the agencies that provide assistance and services to residents, including some knowledge of eligibility requirements.
- Knowledge of mathematics sufficient to perform calculations required for summarizing rent collections, making deposits, and for rent adjustments.
- Ability to prepare clear, concise reports and make appropriate recommendations within scope of responsibility.
- Ability to communicate verbally and in writing.
- Ability to establish and maintain effective working relationships with peers, superiors, residents, community service agencies, and the public.
- Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements.
- Skilled in analyzing situations in order to identify problems and offer possible solutions.
- Skilled in communicating with all types of people in a wide variety of situations.
We'd Like You to Have:
- Bachelor's degree in Management, Business Administration, Social Science area, or closely related field.
- Minimum of 5 years experience in Property Management (preferably, some in public and/or subsidized housing) and experience involving public contact preferred.
- Certifications related to the position (COS, EIV, LIHTC, etc.).
- Must be fluent in Chinese (required) and/or Korean (preferred).
- Valid Driver's License.
