Position Summary:
Met Council is America’s largest Jewish charity dedicated to serving the needy. Met Council’s ten different departments are staffed by experts who helped over 305,000 clients in 2021 and continuously advocate on behalf of all needy New Yorkers. Our holistic programs range from 100% affordable housing at 20 locations to our award-winning family violence program to comprehensive Holocaust survivor assistance to senior programming to crisis intervention to the largest free kosher food distribution program in the world. Our network of 101 food pantries, 20 affordable housing sites, and 15 JCCs provide services directly in neighborhoods across New York.
The Senior Superintendent ensures that all building structures, systems, and equipment are consistently maintained to provide a safe, secure, and sanitary environment. The Senior Superintendent also ensures compliance with all HUD, DOB, HPD, FDNY, DEP, DSNY and other regulator laws, rules, and regulations in addition to supervising all building maintenance staff.
Principal Responsibilities:
- Supervises building maintenance staff including handymen, porters, and drivers
- Coordinates all repairs and maintenance for building, grounds and equipment for a multi-building site
- Schedules work assignments for all maintenance staff
- Ensures safety of all residents, staff, and visitors
- Coordinates repairs with outside contractors
- Maintains and documents adequate inventory of equipment, parts, and supplies
- Completes Fire Safety logs and other mandated records
- Provides assistance and training as needed for other housing sites
- Conducts regular inspections of units, common areas, and building exteriors
- Researches new products, supplies, and building solutions
- Solicits bids as required for purchases and repairs, completes associated forms according to policy and procedure
- Other responsibilities as assigned.
Competencies:
- Knowledge of building structures, systems, and equipment
- Skill in basic carpentry, plumbing, electrical work to complete building repairs
- Knowledge of Department of Housing and Urban Development ("HUD") rules and regulations that apply to fair housing and building maintenance and safety
- Knowledge of NYC law, rules and regulations regarding building maintenance and safety including but not limited to HPD, FDNY, DEP, DSNY, DOB
- Knowledge of Microsoft Office sufficient to generate documents, create and use spreadsheets, and manage e-mail and appointments
- Knowledge of basic office practices, procedures, and equipment
- Ability to prepare clear, concise reports and make appropriate recommendations within scope of responsibility
- Ability to communicate verbally and in writing
- Ability to establish and maintain effective working relationships with peers, superiors, residents, community service agencies, and the public
- Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements
- Skilled in analyzing situations in order to identify problems and offer possible solutions
- Skilled in communicating with all types of people in a wide variety of situations
Skill and Education:
- Minimum of 5 years experience in residential building maintenance and repair
- Minimum of 1 year supervisory experience
- Certifications related to the position including but not limited to applicable FDNY Certificates of Fitness
- Valid Driver’s License
Physical Demands:
- Required Constantly: Walking, lifting, climbing stairs and/or carrying of materials and tools between 25-50 lbs
- Required Frequently: Climbing ladders, operating machinery
- Required Occasionally: Shoveling of snow, reaching above the shoulder, pushing and pulling
