Superintendent

Our network of 120 food pantries, affordable housing sites, and JCCs provide services directly in neighborhoods across New York City.

Position Summary:

The Superintendent ensures that all building structures, systems, and equipment are consistently maintained to provide a safe, secure, and sanitary environment. The Superintendent ensures compliance with all HUD, DOB, HPD, FDNY, DEP, DSNY and other regulator laws, rules, and regulations. This position also supervises all building maintenance staff.

Principal Responsibilities (including Supervisory):

  • Supervise all repairs and preventive maintenance tasks within the buildings and on the grounds.
  • Supervise building maintenance staff including handymen, porters, and drivers.
  • Report directly to the Residence Director on a daily basis.
  • Respond to all daily requests for repairs.
  • Maintain the heating and ventilating systems.
  • Respond to light electrical repairs.
  • Perform light plumbing work, which includes cleaning stoppages, replacement of fittings, etc. Clear all sewer drains and traps.
  • Maintain the common area lighting, emergency exit doors and lights, laundry facilities, etc.
  • Maintain outdoor grounds-landscaping, painting, snow removal, and storm maintenance.
  • Participate in and be responsible for a stand-by-emergency schedule per evenings, weekends, and holidays.
  • Maintain stock inventory and utilization of maintenance materials and supplies.
  • Conduct inspections as required for prevention maintenance program and keep accurate records of such inspections.
  • Update Insurance Certificates.
  • Check all licenses, permits, operating certificates, and renew as needed.
  • Responsible for all major repairs and determine if an outside repair person is needed. Monitor work done by repairmen.
  • Additional responsibilities as required.

Competencies:

  • Knowledge of building structures, systems, and equipment
  • Skilled in basic carpentry, plumbing, and electrical work to complete building repairs
  • Knowledge of Department of Housing and Urban Development ("HUD") rules and regulations that apply to fair housing and building maintenance and safety
  • Knowledge of NYC law, rules, and regulations regarding building maintenance and safety including but not limited to HPD, FDNY, DEP, DSNY, DOB
  • Knowledge of Microsoft Office, sufficient to generate documents, create and use spreadsheets, and manage e-mail and appointments
  • Knowledge of basic office practices, procedures, and equipment
  • Ability to prepare clear and concise reports and make appropriate recommendations within scope of responsibility
  • Ability to communicate verbally and in writing
  • Ability to establish and maintain effective working relationships with peers, superiors, residents, community service agencies, and the public
  • Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements
  • Skilled in analyzing situations in order to identify problems and offer possible solutions
  • Skilled in communicating with all types of people in a wide variety of situations

Skill and Education:

  • At least 5 years of experience in a residential building maintenance and repair position
  • Minimum of 1 year supervisory experience
  • Certifications related to the position including but not limited to applicable FDNY Certificates of Fitness
  • Valid Driver's License

Physical Demands:

  • Required Constantly: Walking, lifting of materials and tools, climbing stairs
  • Required Frequently: Climbing ladders, operating machinery
  • Required Occasionally: Shoveling of snow

Compensation: $23.71 per hour.
